Full Renovation & Spatial Redesign

The Problem

The existing layout fragmented the home into disconnected rooms, limiting light, movement, and connection to the outdoors.

  • Disconnected layout between kitchen, living, and dining

  • Inconsistent ceiling heights and uneven floors

  • Aging infrastructure and structural issues

  • No clear relationship between interior spaces and the backyard

The Approach

The project focused on creating a cohesive and adaptable living environment grounded in light, spatial consistency, and connection.

The house was taken down to the studs to address structural and infrastructure issues and establish a consistent base for redesign. The crawl space beneath the living area was excavated and subfloor replaced, improving floor conditions and allowing for continuous flooring throughout.

Two load-bearing walls were opened using new beams and concrete footings to create a connected central living space.

Ceiling heights were reworked to reduce compression and improve spatial consistency. The living room was vaulted to increase volume and bring light into the center of the home.

With these constraints addressed, the layout was simplified to improve flow and clarity. The kitchen was positioned as the central organizing element, allowing the living and dining areas to open around it.

Outside, the yard was restructured into defined zones, introducing circulation, planting areas, and usable gathering space that extend the living environment beyond the interior.

Outcome

The result is a cohesive, intuitive home with improved flow, more consistent spatial conditions, and a clear connection between interior and exterior living.

Structural and spatial changes allow the home to function as a unified whole. Floor irregularities were reduced to a level that allowed for consistent flooring installation, eliminating perceptible variation underfoot and improving everyday usability.

The reconfigured layout creates a clearer sense of movement and openness, while increased ceiling volume brings light deeper into the home.

The backyard now operates as an extension of the interior, with defined zones that support daily use and gathering.

The home sold at asking price within three days, with approximately $100k in profit, indicating strong alignment between design decisions and real-world value.
